Smythe Flip House

We partnered with DMS Renovations to flip this investment property they purchased in the Summer of 2023.

Our main goal was to open up the closed off floor plan. Upon entering the home, you found yourself running into a double set of closets. These were removed to provide an ample foyer that extends into a sitting area on the right and a family den on the left. Two of the walls in the kitchen were removed to allow better flow and line of sight for the dining room and family den. The kitchen ceiling was also raised.

While the fireplace is a cozy touch in the family den, it was discovered to have been structurally comprised by a previous owner and/or tenant when it was inspected by a local fireplace company. Due to safety concerns, we contracted that company to make the fireplace inoperable.

The master bathroom previous opened up to the master bedroom, with a vanity and lighting within view. The bathroom was gutted and the wall extended to install a door between the two rooms for more privacy. A dual vanity and custom tile walk-in shower was added.

The three secondary bedrooms all received new carpet and paint as well as their shared hallway bathroom was gutted and updated.

Once completed, this home was listed with our real estate partner Kellen Gatling of Brand Name Real Estate.
